What your home is worth in the Bay Area

A real range from sales near you, what it costs to sell, and what you would walk away with. Free, and nothing follows from it.

An automated estimate has never been inside your house

You have probably already looked your address up online. Most people have. The number you got came from public records and recent sales, and it has no idea whether your kitchen was redone in 2019 or whether your unit backs onto the freeway.

That is not a reason to ignore it. It is a reason not to make a decision on it.

I'm Chaitali (CeCe) Cherian of KeysWithCeCe, a REALTOR® with eXp Realty and a licensed loan officer. I will give you a real range for your home, built from what has actually sold near you, and tell you what I would do in your position. It is free and nothing follows from it unless you want it to.

What I look at that an estimate cannot

A number worth acting on comes from the things only a person standing in the house can see:

  • Condition and what has been done. Not every improvement comes back, and some of the expensive ones come back least. My post on what actually increases home value before selling goes through which is which.
  • What is competing with you right now. Sold prices tell you where the market was. Active listings tell you what a buyer will be comparing you against next month.
  • The specific block. One side of a street can price differently from the other, for reasons an algorithm averages away.
  • HOA dues, if you are in a condo or townhome. Dues change what a buyer can afford to pay for your unit, because a lender counts them in the buyer's payment.
  • What a buyer can actually finance. A price that no buyer's loan will support is not a price, it is a delay.

What you get from the session

It takes about 30 minutes on Zoom and there is no obligation at the end of it. You get:

  1. A range, not a single number. A range is the truth. Anyone handing you one exact figure for a home they have not walked is guessing with confidence.
  2. What it costs to sell. The commission, the closing costs, and anything your home would need first, so the number means something.
  3. What you would likely walk away with. Your range minus those costs and your loan payoff.
  4. A game plan. What that money does next, whether that is a bigger home, an investment, or nothing at all this year.

If pricing is the part you want to understand properly, how I price a home walks through the method.

You do not have to be selling

Plenty of people ask what their home is worth because they are deciding, not because they have decided. That is a good reason to ask, and it is the point at which the number is most useful.

Some owners find they have more equity than they thought and start looking at selling and buying at the same time. Some decide to keep the home and rent it out. Some decide to wait a year, and now they are waiting on purpose instead of out of uncertainty.

I will not chase you afterwards. If you want to talk about listing, you will tell me. When that time comes, selling your home with me covers what happens next.

Frequently Asked Questions

Is the home valuation really free?

Yes, and there is no obligation. It is about 30 minutes on Zoom. Plenty of people do it while they are still deciding whether to sell at all.

Why is the online estimate of my home different from yours?

An automated estimate works from public records and nearby sales. It has not seen your condition, your upgrades, your view, or what is competing with you on the market right now. Those are the things that move the number most.

Will you keep calling me afterwards?

No. You get the number and the plan, and then it is yours. If you want to talk about listing, you tell me.

Can you tell me what I would walk away with, not just the price?

Yes, and that is usually the number people actually want. We take the likely range, subtract selling costs and your loan payoff, and look at what is left.
