Castro Valley neighborhoods: the one that is not a city

The one that is not a city. No council, county services, and a school district that depends on your address.

Living in Castro Valley

Castro Valley is not a city. It is an unincorporated community in Alameda County, which means there is no mayor and no city council. The Alameda County Board of Supervisors governs it, and the county runs the services.

That sounds like trivia and it is not. It changes who issues a permit when you remodel, who you call about a local problem, and who sets the rules on what you can build. Buyers find this out after they own. It is better found out before.

Around 66,441 people lived there at the 2020 census. The name comes from Guillermo Castro, the Californio rancher who owned the land.

I'm Chaitali (CeCe) Cherian of KeysWithCeCe, a REALTOR® with eXp Realty and a licensed loan officer, and Castro Valley is one of the towns I work. Because I hold both licenses, your budget and your offer get built by one person. When I act in both roles I tell you in writing, and you are always free to use a different lender. Every loan is subject to underwriting approval. NMLS #2590353.

The school district depends on your address

Castro Valley Unified serves most of Castro Valley. Not all of it. Part of the community sits inside Hayward Unified, which also covers most of Fairview and Cherryland.

So two listings that both say Castro Valley, in the same search, on the same afternoon, can be in two different school systems. Nothing on a listing will reliably tell you which.

I confirm the district and the specific schools for any address in writing before you write an offer. I will not tell you which is better, because steering a buyer on that basis is not something an agent should do, and it is not my judgment to make. I will tell you exactly what you are buying so you can look into it yourself.

What the homes are here

Castro Valley runs up into the hills, which shapes almost everything about it. Lots and street layouts follow the terrain rather than a grid, and that means the home you like and the home two streets up can be very different buys.

Hillside property brings its own inspection questions, from drainage to retaining walls to access. I read inspection reports with your loan in mind, because a finding on a hillside home is not only a repair conversation. It can become a financing conversation, and knowing that early is the difference between a credit and a collapsed escrow.

A BART station in the middle of the freeway

The Castro Valley BART station is built in the median of Interstate 580, and it runs on the Blue Line between Dublin/Pleasanton and Daly City.

That is genuinely unusual and it cuts both ways. The train and the freeway are in the same corridor, which makes the commute straightforward and makes some addresses nearer to the noise than a map suggests. Where you buy relative to that corridor is worth thinking about before you fall for a house, and it is the kind of thing to check standing on the street rather than on a listing.

Hayward and San Leandro are downhill, Dublin and Pleasanton are east over the hills on the same Blue Line, and Lake Chabot is to the north.

Buying or selling in Castro Valley

Every step of a purchase is on how buying a home works with me. I work with clients in English, Hindi, and Bengali.

Frequently Asked Questions

Is Castro Valley a city?

No. It is an unincorporated community in Alameda County with no mayor and no city council. The county Board of Supervisors governs it and the county runs the services, which affects permits and who you deal with on local matters.

Which school district serves Castro Valley?

Castro Valley Unified serves most of it, but part of Castro Valley falls inside Hayward Unified. Two listings both described as Castro Valley can be in different districts, so I confirm the district for a specific address in writing before you make an offer.

Does Castro Valley have BART?

Yes. The station is built in the median of Interstate 580 and runs on the Blue Line between Dublin/Pleasanton and Daly City.

How is Castro Valley different from Hayward or San Leandro?

It usually costs more, it runs up into the hills rather than sitting flat, and it is not a city, so there is no council to take a local issue to. Hayward and San Leandro are both incorporated cities downhill from it.
