Pleasanton neighborhoods, and the town you might not commute out of

Pleasanton has a real downtown and a large business park at the freeway crossroads. It is the one town of the ten where you might not commute at all.

Living in Pleasanton

Pleasanton is different from the other nine towns in one specific way, and it changes the maths of buying here. A lot of people who live in Pleasanton also work in Pleasanton.

The city sits at the junction of Interstate 680 and Interstate 580, and Hacienda, which the city describes as its largest business park, sits right by that interchange. The city puts Hacienda at 875 acres and more than 10 million square feet, with around 630 companies and 16,000 employees. Those are the city's own figures, and they are worth knowing because a job you can drive to in ten minutes is worth real money against a house price.

I'm Chaitali (CeCe) Cherian of KeysWithCeCe, a REALTOR® with eXp Realty and a licensed loan officer, and Pleasanton is one of the towns I work.

Because I hold both licenses, your budget and your offer get built together. When I act in both roles I tell you in writing, and you are always free to use a different lender. Every loan is subject to underwriting approval. NMLS #2590353.

The downtown is a real one

Most suburban towns have a shopping center and call it a downtown. Pleasanton has a historic district that the city says holds more than 550 businesses, and the Alameda County Fairgrounds are here too.

Why this matters to you as a buyer rather than as a visitor: proximity to a walkable center is one of the few things that reliably holds value in a suburban market, and it is priced in. A home ten minutes further out can be a noticeably different number for a very similar house.

That is a trade worth making deliberately. I will show you both versions with real numbers and let you decide what the walk is worth to you.

What the homes are here

Pleasanton is more established than Dublin next door. It reads as a town that was built out over a long period rather than one that went up in a decade, which means more variety in the stock and more variety in condition.

Practically, that puts weight back on the inspection. I read inspection reports with your loan in mind, because on an older home a finding is not only a repair question. Some conditions affect what a lender will do, and catching that early turns it into a credit from the seller instead of a problem in week three.

Pleasanton Unified School District serves the city. I confirm the specific schools for an address in writing before you make an offer, and I will not rate them for you.

Getting around from Pleasanton

Two BART stations serve the area, Dublin/Pleasanton and West Dublin/Pleasanton. Both are built in the median of Interstate 580 and run on the Blue Line through to Daly City. Hacienda is served by BART and regional bus lines as well.

Being at the 680 and 580 junction is the whole reason the business park is where it is, and it is also the reason a Pleasanton address can work for a Tri-Valley job, a South Bay job down 680, or a trip west over the hills, depending on which part of town you are in.

Dublin is immediately north, Livermore east, San Ramon north, and Sunol and the Niles Canyon road run south toward Fremont.
