Newark neighborhoods: its own city, its own school district

A separate city inside Fremont's edge, on the Dumbarton side of the bay. I closed a first-time buyer's condo here.

Living in Newark

Newark is a city of its own, wrapped by Fremont on three sides, with Interstate 880 forming the boundary between them. People regularly assume it is part of Fremont. It is not, and the difference shows up in the price and in the school district.

The thing that actually defines Newark is which way it faces. State Route 84 runs through the city and continues west as the Dumbarton Bridge to Menlo Park. Most East Bay towns point up the bay. Newark points across it.

I'm Chaitali (CeCe) Cherian of KeysWithCeCe, a REALTOR® with eXp Realty and a licensed loan officer. I closed a condo purchase here for a first-time buyer. They wrote on Zillow: “As a first-time homebuyer, I really appreciated that she took the time to explain each step.” You can read it on my Zillow profile.

Who Newark actually suits

Two kinds of buyer end up here on purpose.

The first works on the Peninsula. From Newark the Dumbarton is a bridge rather than a loop around the bay, which makes a Menlo Park or Palo Alto job a different proposition than it is from almost anywhere else in the East Bay.

The second has been looking in Fremont and watched the numbers stop working. Newark generally costs less than a comparable address on the other side of I-880, which is often the difference between a condo and a house, or between waiting another year and buying now.

What you give up is a BART station. There is no BART inside Newark. The nearest is Fremont, so the train is a drive or a bus ride away rather than a walk. For a Peninsula commuter that usually does not matter. For a San Francisco commuter it matters a lot, and I will say so rather than let you find out in January.

The homes, and the district people get wrong

Newark is compact, and it sits on the bay side of I-880 rather than up against the hills, so it is flatter and more uniform than Fremont next door.

Newark Unified School District serves the city. This is the detail buyers most often get wrong: because Fremont surrounds Newark, people assume Newark children attend Fremont schools. They do not. Newark has its own district, and a house a few hundred feet across I-880 is in a different system entirely.

Condos and townhomes make up a real share of what sells here, which is why the condo work matters. An association's finances and its rules can end a loan on a unit that inspects perfectly, and that is checked before you write, not after. My condo and townhome page covers exactly what I look at.

If this would be your first purchase, which it often is in Newark, start on my first-time buyer page.

Getting around from Newark

State Route 84 is the road that defines the city. It runs through Newark and becomes the Dumbarton Bridge, putting Menlo Park and the rest of the Peninsula directly across the water instead of around it.

Interstate 880 runs along the eastern edge, which is both the boundary with Fremont and the route up toward Oakland or down toward San Jose.

For BART, the nearest station is in Fremont. Plan on driving or taking a bus to it. As always, I am not going to hand you a commute time, because it depends on your hour. Drive it twice before you buy.

Buying or selling in Newark

Every step is on how buying a home works with me. I work with clients in English, Hindi, and Bengali.

Frequently Asked Questions

Is Newark part of Fremont?

No. Newark is its own city, with its own government and its own school district, wrapped by Fremont on three sides. Interstate 880 forms the boundary between them.

Does Newark have a BART station?

No. There is no BART station inside Newark. The nearest is in Fremont, so reaching the train means driving or taking a bus. For a Peninsula commute over the Dumbarton that usually does not matter. For a San Francisco commute it does.

Which school district serves Newark?

Newark Unified School District. Buyers often assume Newark feeds into Fremont schools because Fremont surrounds it. It does not. A home a few hundred feet across I-880 is in a different district.

Why would I choose Newark over Fremont?

Usually price, or the Dumbarton Bridge. Newark generally costs less than a comparable Fremont address, and it puts the Peninsula across the bay rather than around it. The trade is that BART is not inside the city.
