San Jose neighborhoods, condos, and a different county

Santa Clara County, not Alameda, and BART only arrived in 2020. I closed a condo purchase here.

Living in San Jose

San Jose is the one town on my list in Santa Clara County rather than Alameda, and that is not a technicality. A different county means a different recorder, different county processes and a different set of local rules around a purchase. It catches out buyers who have been shopping in Fremont and then cross the line.

I'm Chaitali (CeCe) Cherian of KeysWithCeCe, a REALTOR® with eXp Realty and a licensed loan officer. I closed a condo purchase in San Jose, which is also the part of this market I know best and the part that most often works for a buyer whose budget will not reach a house here.

Because I hold both licenses, your budget and your offer are built by one person. When I act in both roles I tell you in writing, and you are always free to use a different lender. Every loan is subject to underwriting approval. NMLS #2590353.

The condo market is the way in, and it has a catch

For a lot of buyers San Jose only works as a condo or townhome purchase, because that is where the budget reaches. That is a perfectly good decision and it is one I have closed.

The catch is that you are not only buying the unit. You are buying a share of a building run by other people, and the association's finances and rules can end your loan on a home that inspects perfectly. Owners behind on dues, thin reserves, a high share of rentals, or litigation can each do it.

That is why I read the association's paperwork and your loan file side by side, before you write, rather than finding out in week three when your deposit is already at risk. The full list of what I look at is on my condo and townhome page.

If this would be your first purchase, start on my first-time buyer page.

More than one school district

San Jose is covered by more than one school district. The city name on a listing therefore tells you very little about which schools an address actually feeds into, and in a city this size the variation is enormous.

I confirm the specific district and schools for an address in writing before you make an offer. I will not rank them for you, because that is not a judgment an agent should be making on your behalf.

BART only reached here in 2020

This is the San Jose fact most East Bay buyers have not caught up with. BART did not serve Santa Clara County at all until 13 June 2020, when the Milpitas and Berryessa stations opened. It was the first time in the agency's 55-year history that it ran into the county.

Santa Clara VTA built that first phase, roughly ten miles at about $2.3 billion, funded in part by a half-cent county sales tax that voters approved back in November 2000, and BART operates it. The further extension into downtown San Jose and Santa Clara is planned and is not open. Published timelines for it have conflicted, so I am not going to quote you a date.

The practical point for a buyer: BART reaches a limited part of San Jose today. If a BART commute is central to your plan, which part of the city you buy in matters more here than it does in Oakland or San Leandro.

Milpitas and Fremont are north, Santa Clara and Sunnyvale west, Morgan Hill south.

Buying or selling in San Jose

Every step of a purchase is on how buying a home works with me. I work with clients in English, Hindi, and Bengali.

Frequently Asked Questions

Does San Jose have BART?

Partly, and only recently. BART reached Santa Clara County for the first time on 13 June 2020 when the Milpitas and Berryessa stations opened. The further extension into downtown San Jose and Santa Clara is planned and not open, and published dates for it have conflicted. So BART serves a limited part of the city today.

Does it matter that San Jose is in a different county?

Yes, more than people expect. Santa Clara County rather than Alameda means a different recorder, different county processes and different local rules around a purchase. If you have been shopping in Fremont or Newark, the county line is a real change.

Is a condo a good way to buy into San Jose?

For many buyers it is the only way the budget reaches, and it is a decision I have closed here. The thing to watch is the association, because its finances and rules can end your loan on a unit that is in perfect condition. I check the building before you write the offer.

Which school district serves San Jose?

More than one. The city name on a listing does not tell you which schools an address feeds into, and in a city this size the variation is large. I confirm the district and schools for a specific address in writing before you make an offer.
