Oakland neighborhoods: hills, flats, and old houses
The county seat, and the most varied housing market of the ten. Hills or flats is the first real question.
Living in Oakland
Oakland is the county seat of Alameda County and the largest city in the East Bay, with 440,646 residents at the 2020 census. It is the third largest city in the Bay Area, it sits on the eastern shore of the bay opposite San Francisco, and it is a major West Coast port.
None of which helps you buy a house, because Oakland is not one market. It is many, and the first real question is the hills or the flats.
I'm Chaitali (CeCe) Cherian of KeysWithCeCe, a REALTOR® with eXp Realty and a licensed loan officer, and Oakland is one of the towns I work.
What I can do that most agents cannot is hold both licenses on your purchase, so the loan and the offer are built together. When I act in both roles I tell you in writing, and you are always free to use a different lender. Every loan is subject to underwriting approval. NMLS #2590353.
Hills or flats is the first decision
The split between the hills and the flats runs through everything in Oakland: the kind of house, the lot, the commute, the price and what an inspection turns up.
The flats are the walkable half. Much of the price difference inside Oakland tracks how far you are from a BART station on foot, which is unusual, because in most of the towns I cover the station is something you drive to. Oakland has more stations than any other town on this list.
The hills are the space half. Bigger lots, views, and a car for everything, with the driving and the access questions that come with hillside property.
Working out which half you are buying in, before you start touring, saves more time in Oakland than anywhere else, because listings from the two halves will sit next to each other in the same search at the same price and have almost nothing in common.
Old houses are the thing to plan for
Oakland has the oldest and most varied housing of the ten towns I cover, and that is the real difference between buying here and buying in a 1990s Tracy subdivision.
Age is not a problem. Being surprised by age is. Older roofs, older electrical and older foundations show up in Oakland inspections at a rate they simply do not further out, and here is why that is my business and not only your inspector's: a finding on an older home is not just a repair conversation, it can become a financing conversation. Some conditions affect what a lender will do.
Because I write the loan as well as the offer, I read inspection reports with both in mind. That is the difference between a seller credit and an escrow that collapses in week three.
Buying your first home here? Start on my first-time buyer page. Looking at condos, which are a large part of the Oakland market? The association can end your loan on a unit in perfect condition, and that is covered on my condo and townhome page.
Schools and getting around
Oakland Unified School District serves the city. It is large, and the schools an address feeds into vary enormously from one part of Oakland to another, so the district name on its own tells you very little. I confirm the specific schools for an address in writing before you make an offer, and I will not rank them for you.
On transit, Oakland is the best-served town of the ten, with several BART stations rather than one or two. That is why walking distance to a station shows up in the price here in a way it does not further out.
Berkeley and Emeryville are north, San Leandro south, Alameda across the estuary and San Francisco across the bay.

Every step of a purchase is on how buying a home works with me. I work with clients in English, Hindi, and Bengali.
Frequently Asked Questions
What is the difference between the Oakland hills and the flats?
They are effectively two markets. The flats are the walkable half, where much of the price difference tracks how close you are to a BART station on foot. The hills are the space half, with bigger lots, views and a car for everything. Listings from both will appear in the same search at the same price with almost nothing in common.
Is it risky to buy an older home in Oakland?
Not risky, but it needs planning. Older roofs, electrical and foundations come up in Oakland inspections far more often than in newer towns, and some conditions affect what a lender will do. Because I write the loan as well as the offer, I read the inspection with both in mind.
Which school district serves Oakland?
Oakland Unified School District. It is large and the schools an address feeds into vary a great deal across the city, so the district name alone tells you very little. I confirm the specific schools for an address in writing before you make an offer.
Why does walking distance to BART matter so much in Oakland?
Because Oakland has more stations than any other town I work, so being near one is a real choice rather than a rarity, and much of the price difference inside the city tracks it. In most East Bay towns the station is something you drive to, which is why that premium does not show up the same way.
